Other Projects: The valuation to be used in computing the permit fee shall be the total value of all work, as well as all finish work, painting, roof, electrical, plumbing, heating, air-conditioning, elevators, fire extinguishing systems and other permanent work.
Permits Required: Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove convert or replace any plumbing system, the installation of which is regulated by this code, or to cause any such work to be done, shall first make application to the City and obtain the required permit.
The Building Official may exempt permits for minor work
Work Exempt from a Permit: Permits shall not be required for the following. Exemption from the permit requirements of this code shall not be deemed to grant authorization for any work to be done in any manner in violation of the provisions of this code or any other laws or ordinances of this jurisdiction.
- One-story detached accessory structures provided the floor area does not exceed 120 square feet.
- Fences not over 6 feet high.
- Retaining walls that are not over 4 feet in height measured from the bottom grade elevation to the top of the wall, unless supporting a surcharge.
- Water tanks supported directly upon grade if the capacity does not exceed 5,000 gallons and the ratio of height to diameter or width does not exceed 2 to 1.
- Painting papering, tiling, carpeting, cabinets, counter tops and similar finish work.
- Prefabricated swimming pools that are less than 18 inches deep
- Swings and other playground equipment accessory to a one or two family dwelling
- Window awnings supported by an exterior wall which do not project more than 54 inches from the exterior wall and do not require additional support.
Building Permit Application Requirements
The Following items and information are required to be submitted with a building permit application.- Plot plan drawn to scale showing the location and dimensions of easements, property lines, the proposed building or addition, with distances to property lines and any existing buildings on the property lines.
- Address and legal description of the property.
- Building plans shall include floor plan, wall section and elevations.
- Mechanical and plumbing plans as requested by the building official.
- Building plans and plot plan shall be drawn to scale and shall show dimensions.
- A complete list of contractors.
- Plumbing and Electrical Contractors shall be licensed by the State of South Dakota Engineer Stamp.
- A total project cost, (does not include land).
- Separate plumbing permits and storm water permits may be required.
